Assessing Sustainability Indicators of Affordable Housing (Case Study: Tikrit City, Iraq)

Objective: Housing is one of the most basic human needs and its provision is considered an important indicator in the social, economic and environmental development of societies. In recent decades, the concept of housing has transformed from a mere consumer good into a multidimensional factor affecting the quality of life, social justice and urban sustainability. The city of Tikrit, as the capital of Salahuddin Province in Iraq, has faced serious challenges in the field of sustainable and affordable housing in recent years due to wars, economic instability and resource constraints. This research was conducted with the aim of evaluating and analyzing the sustainability indicators of affordable housing in the city of Tikrit.
Method: The type of research is applied and its method is descriptive-analytical. Data was collected through documentary and survey studies. The statistical population included citizens living in informal settlements in the city of Tikrit. Data analysis was performed using SPSS software and Kolmogorov-Smirnov, one-sample t-test, stepwise regression, and one-way variance analysis.
Results The results indicate that the social index with an average of 3.04 is slightly above the criterion level (3); while the economic (2.69), physical (2.61), and environmental (2.90) indices were evaluated below the desired level. In addition, the findings of the stepwise regression showed that the social index with a beta of /426 has the highest contribution and the economic index with a beta of /222 has the lowest role in explaining housing sustainability in Tikrit.
Conclusions: The housing sector is one of the fundamental pillars of sustainable development in any society. In addition to its economic role, this sector has extensive social, cultural, environmental, and physical dimensions that directly affect the quality of life and well-being of citizens. Therefore, it emphasizes the need for urban policymaking to focus on strengthening the economic, physical, and environmental dimensions to promote the affordability and sustainability of housing in this city.
